Every now and then certain properties come to the market that are so exceptional, that selling them to the first buyer who comes knocking would be both unfair to both multiple home seekers and the vendor. Let me explain why….

 

By setting a guide price of £900,000 - £1m we were able to capture an audience of buyers at lower levels who could find additional funds for their dream home, whilst also capturing those buyers who had greater budgets. Upon listing this home, we initially matched the property to 167 active buyers on our mailing list. In addition, 2598 registered home seekers whose requirements matched to the property, also received details via the property websites (Rightmove, Zoopla & OnTheMarket). Within 48 hours we had arranged 10 viewings and generated three offers that eventually led to a sale being agreed. This well executed marketing campaign afforded all home seekers the opportunity to view the property whilst also demonstrating to the vendor that the market had been fully explored and therefore the most suitable buyer had been found.
