The latest Zoopla House Price Index paints a picture of a housing market that remains active, but where buyers are becoming increasingly price-conscious.

Zoopla reports that UK house price growth has slowed to 0.8% over the year to August 2026, with the average UK property now valued at £273,000. At the same time, the number of homes available for sale is 5% higher than a year ago, while the number of sales agreed is 9% lower.

A property that is competitively priced and presented well can still attract strong interest, but an ambitious asking price may result in a property sitting on the market while buyers consider the alternatives available to them.
